Comentários: Overall, I would say since day 1 of using Buildium I was easily able to navigate through it and udnerstand where everything was. I would say this has been one of the most user friendly tools I have worked with, so if you're looking for a user friendly platform this is it! There's also a ton of features and a lot of ways for one PM company to use this collaboratively which only adds points to it. I've had a really good experience with Buildium, with their support and I can comfortably say I would reccomend them :)

Vantagens:

I mainly work with application processing and screening, as well as applicant/prospect communication. I've experienced other softwares where it's super difficult to track stages or completion of certain "checkpoints" but with Buildium it's super easy! You can customize checlists on the application to easily keep track of what needs to be done and also so your team can easily view the current status. Another great bonus point is the screenings are very thorough and are ready within minutes of requesting them and overall the platform is super user firnedly, all information has a place and I find it really easy to operate.

Desvantagens:

Overall I really don't have any major issues with the platform, my only one is the security measure it has in place sometimes while running payments with the same payment method. If it happens to be that 2 applicants submitted a payment with the same card, it requires a small buffer time between each application payment being processed. It's not really a big deal but I'm big on having my "flow-state" so it just kills my vibe sometimes a litte bit, but outside of that I believe strongly that Buildium is a tool that is constantly maintained and updated and there's no major flows to its functionality!

I love how easy it is to navigate the system!! I believe Buildium is the best management software for smaller property managers.

Desvantagens:

I'm not a fan of not being able to pull average cost. I would like it to be mor user friendly for construction budgets and average cost.

Support Review

Comentários: Before I would have said it has been great, but now that I have a technical issue that I have been dealing with for over a month the customer service and response time is absolutely horrible. The product is good as long as you don’t have any support issues, because that is where all the problems come in.

Vantagens:

I like the overall setup and how easy it is to navigate

Desvantagens:

I don’t like the customer support. You don’t get a timely response if they even respond at all

do not file 1099s with the State, prepayments somewhat confusing, implementation was very time consuming but worth it,

Amazing Software

Comentários: From the beginning everyone was very supportive and attentive.

Vantagens:

I love that everything I need is in the same system. The dashboard is great at giving a glance of the new overall tasks from delinquencies to tasks. However, my favorite thing about Buildium is that there are live people I can speak with if I have a question!

Desvantagens:

There is nothing I don’t like about Buildium.

Great program to keep track of information

Comentários: It has so far been a good experience. Struggling a little but the Buildium support is great

Comentários: Overall, other than cost, I liked the functionality of Buildium

Very Well Organized and can navigate to view properies by address or by each landlord easily. Can see current rent due and get notifications when leases are close to expire so you can renew them in time

Desvantagens:

The price. Monthly cost is almost $200/M.

Comentários: I think Buildium is a good platform with strong support for the subscriber. They continue to improve the platform and they are open to subscriber request.

Vantagens:

The support staff has always been exceptionally helpful. I am pretty stupid about some accounting procedures and they walked me step-by-step through my problems. They went beyond what anyone should expect and was always patient and pleasant. I liked their shortcuts that were available for often used entry.

Desvantagens:

I really had few if any complaints. Weaknesses were on my part and not Buildium.

Buildium User Since 2018

Comentários: I have been using Buildium for quite a few years now and it's been amazing! I used to use Rent Manager and compared to that, Buildium is so much easier.

Vantagens:

It's very straightforward and pretty easy to use - just click the "green button" and it pretty much leads the way; but when you find yourself in a jam, the customer service can solve just about any issue you are having and they are happy to do so! This is key to success, it's old school customer service with a real live person!

Desvantagens:

I would like more customized reports, and the hold music needs to go!

Comentários: There were some customer service challenges initially. The digital support wasn't addressing what I wanted and it may have been because I couldn't express it properly. A short phone call would likely have resolved in far less time.

Vantagens:

Ledgers are clear, easy to adjust, and helpful for tenants.

Desvantagens:

At the plan we're on we don't speak to live people. I think that in this model everyone loses issues take 5x longer to resolve, the user gets frustrated and everyone's time is wasted.

Buildium Is a Professional Property Management Software at An Economical Price

Comentários: I have tried many Property Management Software items throughout my career. Still, Buildium offers far more features for the price than any other software, along with the Buildium Academy, and continually updates the software to include more features.

Vantagens:

I like the multitude of features that Buildium offers, with work orders, rent tracking, and accounting among the most helpful.

Desvantagens:

In my opinion, Buildium's many features are hidden by an antiquated interface, making it difficult to learn initially. If this interface had a more modern feel, it might attract even more customers once they could see its many powerful features.

Simple Easy property mangement tools

Comentários: Simeple and easy to use. Customer service is relatively quick to respond, but if you have basic plan, you are limited to only email correpondence. Overall the buildium costs less than other products but they lacks in reporting options for commercial buildings.

Vantagens:

They are simple to manuever and easy to implement the functions. Overall compared with other products on the market, it is relatively easy to use.

Desvantagens:

Many times the system is more geared to apartment/residential type buildings and residential tenants. This might be something to consider when you are commercial property manager since the reporting functions for commercial management are some what limited and not so friendly. I strongly suggest that they implement more functions and reporting options for different types of commercial properties.

Buildium review

Comentários: We like it, there could be more useful reports and the owner statements seem to have redundant info.

Vantagens:

We like the ACH function of collecting rent from tenant.

Desvantagens:

The banking is confusing to setup - and waiting 7-10 business days to be approved along with 3 months bank statements is difficult when we have a new account for a new building.

Buildium for Property Managment

Comentários: I have worked with Buildium in multiple businesses. We have also tried other software. Buildium has been the best I've worked with for Property Management.

Vantagens:

Tenant and owner income/expense tracking as well as work orders.

Desvantagens:

Accounting capabilities are not available yet.

Comentários: Nothing but positive things to say about the experience. I have been involved with other similar systems and Buildium is much more user friendly.

Vantagens:

Having access to the data base provides our company with tracking options on many levels as well as a 24/7 information resource!

Desvantagens:

From a contractors perspective, it would be extremely helpful to have a full understanding of what are capabilities are inside the system with the access we have been granted.

Buildium : efficient property management tool

Comentários: A mix experience, I like the automated collection of rentals and lease management. I like the set of integrated features it has. Overall a robust and earthy application

I like the package of features Buildium has inclusive of property management, including efficient tracking of lease, automated rent collection streamlined maintenance management, etc

Desvantagens:

Pricing is higher for for smaller property managers

Easy to use

Comentários: I would say the experience has been positive and has accomplished what we need. We're a small company so hopefully as we grow this can still meet our needs.

Vantagens:

The tenant portal works great to track and update their ledger. Most of your tenants will use the portal to pay which makes it easy to identify which tenants are behind.

Desvantagens:

ePay is too slow to process payments. In some instances tenant payments show up in the bank account within a couple days but other times it has taken up to 10 days which is too long in my opinion. The penalties for late fees cannot be separately set up for each tenant which makes the process manual each month for leases that don't follow your standard penalty rate. The 1099 reporting is also very limited.

Overall Buildium Use for Property Managers

Comentários: Overall, Buildium saves me a LOT of time and hassle. Having everything organized helps daily life immensely.

Vantagens:

Buildium helps keep everything organized. We have about 70 properties and I cannot imagine keeping track of everyone's rent, leases, contact information, maintenance requests etc without Buildium. I use it almost daily and it makes my life much easier/saves me a lot of time and hassle.

Desvantagens:

We have the business version with great customer service. However, I also use it privately and I wish that the customer service was offered to all levels of memberships. Also, it would be great if old applicants could be completely erased. That option does not exist once they've submitted an application and it's hard to filter through all the applicants for a property when there's so many. We do not need to have those on file anymore and there is no option to remove them. Also, the Credit Card fees seem quite high for those paying rent without a linked bank account.

Buildium has given me the freedom to manage property from anywhere

Comentários: I am able to run my entire business from anywhere that I have wifi or service on my phone.

Vantagens:

I like that there is one place that all parties involved can use to run a property management company. I have about 45 properties in three separate towns in Montana and I use it daily for the entire property management process from listing properties to screening applicants, writing leases, maintenance, rent collecting, renters insurance, owner payouts, management agreements, vendor accounting and debt collecting. I had to teach myself how to use Buildium and it was easy because I can just call Buildium support and they walk me thru anything that I need to do.

Desvantagens:

The number one thing I don't like is the mobile app because it is not user friendly so on my phone I just go to the website instead and that is a bit difficult. The other thing I don't like is if a tenant pays their rent before the first of the month, it requires some extra work on my end to catch it and then go in and do some accounting changes so that it is allocated to the correct month.

Comentários: It has been excelent to use Buildium as it makes my day very easy and when you take advantage of all its capabilities you can be very efficient.

Its Ecosystem is very complete, you can find all of the features needed to have your property management streamlined in a very efficient way

Desvantagens:

The mobile app does not give you many functions to be able to manage information on the go, while driving or visiting properties

My only complaint is that I wish it was a little more geared to leasing and follow-up prompts with leads.

User Friendly. No guess work

Comentários: As I stated above, the program is very easy to use. It is very user friendly and will make a great addition to any Property Management company.

Vantagens:

ease of use. as a first time user of this program, I was skeptical of my ability. the biggest hurdle is to NOT overthink what you should do. This is a very easy program to utilize.

Desvantagens:

I wish there were some "build in" letters regarding lease expiration.
